Our second opinion is an independent read of that same report: we go through every page, cross-check the financials, and write plain-English commentary on special levies, capital works funding shortfalls, insurance gaps, and anything else worth raising before you commit.
Is the second opinion really free?
Yes. Upload the report and we email you the commentary at no charge. We ask for consent to add anonymised aggregates (levy amounts, fund balances, building attributes — never anything identifying) to our benchmark dataset, which is what keeps the service free.
How long does it take?
Analysis runs in minutes, and every report is then checked by a human reviewer before we send it. You will get an email with a private link to your commentary, usually the same day.
What do you check in the report?
Levy history and how your levies compare to similar buildings, capital works (sinking) fund balance against the maintenance plan, special levies — past, struck, or looming, insurance valuations and exclusions, defects and major works in the minutes, and arrears or cash-flow warning signs.
Is my strata report kept private?
Yes. Your PDF is stored privately, never shared, and automatically deleted 30 days after upload. The commentary link is private to you. Only anonymised, non-identifying aggregates are retained if you consent.
